Should You Go Straight to the Seller When Buying a Home in Hamilton?

The short answer is no.

I get it, times are tough. You’re trying to buy a home in Hamilton while groceries are punching your wallet in the throat.

So of course you’re looking for ways to shave off every possible dollar.

One of the first “money-saving hacks” buyers think of is simple:

Go straight to the seller’s agent, instead of bringing your own realtor.

No buyer agent means no buyer-agent commission, and the seller will pass those savings on to you… right?

It’s like trying to fix your own brakes after watching a 6 minute Youtube video. Sounds great, until your car starts drifting into oncoming traffic. 

Here’s what’s really going on when you go directly to the seller.

You’re walking into a negotiation alone.

Most people think real estate agents just unlock doors and flick on lights. Sometimes it feels that way, sure. 

But the real job is protecting you.

Helping you understand what a home is actually worth. Spotting the red flags before they drain your bank account. Maybe a touch of telling you what you don’t want to hear.

You don’t want someone trying to sell you that house. You want someone fighting for your best outcome, even if the right house shows up three weeks from now instead of today.

That’s exactly what you lose when you walk straight to the seller’s agent. 

Their mission is simple; sell the property they’re hired to move, because that’s the only one they get paid on.

You think you’re saving money, but you’re not

A lot of buyers think there’s some magical discount waiting for them if they go straight to the listing agent. But that’s not how Ontario real estate works. 

The seller signs a listing contract that pays that agent no matter who brings the buyer.

If the total commission is four percent, it’s usually split between both agents. But if the listing agent brings the buyer, they keep the full four. That’s the incentive.

More money for them, not savings for you.

Buyers imagine a scenario where a house is listed at $500,000, the seller is paying $20,000 in commission, and by going direct they can offer four ninety because “the seller saves money.” 

But the listing agent doesn’t have to give you a dime of that. They can pocket the full amount.

And what happens when you pay $550k for a home worth $500k? 

Or worse, what if you buy a place with $50k in hidden issues because nobody was there to spot them?

Most of the time, going direct doesn’t save you a cent. It costs you more in the long run. 

The seller’s agent isn’t neutral

Multiple representation in Ontario sounds fine on paper. The idea is that if the listing agent represents both the seller and the buyer, they have to stay neutral. 

They can’t push too hard for you, and they can’t push too hard for the seller. 

But think about what that actually means. 

If they fight for your best interests, they’re hurting the seller. If they fight for the seller, they’re hurting you. 

So they get stuck in this awkward middle zone where they’re not really representing anyone fully.

And even if they manage to stay perfectly balanced, that still doesn’t help you. 

Because now you have someone who isn’t guiding you, warning you, or advising you. They’re basically a referee watching two players collide. 

Is that really who you want steering the biggest financial move of your life?

Then there’s the other scenario, the one everyone pretends doesn’t happen. 

They pick a side. 

And let’s be real. Who do you think they’re more invested in? 

The seller they already know, already signed, and already built a relationship with? Or you, the walk-in buyer who might disappear forever if this deal dies? 

They care more about keeping the seller happy.

Look, it makes sense that you’d think going straight to the listing agent might save you money. 

Everyone’s trying to stretch their dollars right now. 

But cutting out your own representation doesn’t actually help you.

Buying a home is a big, emotional move, and you deserve someone who’s focused on your best outcome, not someone trying to sell the house they’re hired to move.
